Who we are: Velocity Mortgage (“VeloMortgage,” “we,” “us,” “our”) is a mortgage brokerage operating under TMG – The Mortgage Group (FSRA #10315). We help Canadians arrange mortgage financing across a range of lenders.
We are committed to protecting your privacy and handling your personal information in a transparent, secure way. This Policy explains how we collect, use, disclose, and safeguard your information in compliance with Canada’s Personal Information Protection and Electronic Documents Act (PIPEDA) and applicable provincial laws. 1) What this Policy covers
This Policy applies to personal information we collect in the course of our commercial activities, including when you visit velomortgage.ca, contact us, submit an application, sign up for Mortgage Monitoring, or interact with us by phone, email, text, or social media. 2) The information we collect
Depending on your interaction with us, we may collect:
Identity & contact details – name, date of birth, address, email, phone, government-issued IDs as permitted by law.
Financial & credit data – income, assets, liabilities, employment history, property details, appraisals, banking information, credit reports/scores (with your consent), and insurance details relevant to the transaction.
Usage & technical data – IP address, device/browser info, pages viewed, and cookie/analytics data (see Cookies & Analytics).
Communication preferences – your consent for marketing emails/texts and your unsubscribe choices (see Marketing Communications).

3) How we collect it
Directly from you – forms, calls, emails, meetings, application portals.
From third parties with your consent – credit bureaus, lenders, mortgage insurers, employers, appraisers, lawyers, realtors, and other service providers assisting your file.
Automatically – website analytics and cookies/pixels when you visit our site.
4) Why we collect it (purposes)
We collect and use your information to:
Assess your mortgage needs and present suitable options.
Underwrite and arrange financing with lenders and mortgage insurers.
Verify identity, prevent fraud, and meet legal/regulatory requirements.
Provide ongoing services like renewals, transfers, Mortgage Monitoring, rate holds, and client support.
Operate and improve our website, analytics, security, and user experience.
Send service messages about your application or account.
Send marketing communications (only with consent; see CASL section).

5) Consent
We obtain your consent before collecting, using, or disclosing personal information, except where permitted or required by law. Consent may be written, verbal, or electronic, and can be withdrawn at any time subject to legal or contractual restrictions (for example, we may need certain information to proceed with a mortgage application). 6) Marketing communications (CASL)
We follow Canada’s Anti-Spam Legislation (CASL). We only send commercial electronic messages (email/text) if we have your express consent or a valid basis for implied consent, and every message identifies us and includes a working unsubscribe. 7) Sharing your information
We may share personal information with:
Lenders, mortgage insurers, and related service providers (e.g., appraisers, property assessors, title/closing professionals) to evaluate and complete your mortgage transaction.
Credit bureaus (with consent) to obtain or update credit information.
Our affiliates and service providers who support IT, analytics, secure document storage, communications, and compliance.
Regulators or authorities where required by law, court order, or to protect our rights or clients.

8) International transfers
Some service providers may process or store data outside Canada. Your information may therefore be subject to the laws of those jurisdictions and accessible to their authorities. We take steps to protect your information in line with this Policy and PIPEDA. Privacy Commissioner of Canada
9) Retention
We retain personal information only as long as necessary to fulfill the purposes above and to meet legal, regulatory, tax, audit, and reporting requirements. When no longer required, we securely destroy or anonymize it according to our retention schedules. FSRA Ontario
10) Safeguards
We use administrative, technical, and physical safeguards to protect your information against loss, theft, misuse, and unauthorized access or disclosure. Measures include role-based access, encryption in transit (where applicable), secure storage, and staff training. Subject to limited exceptions, you have the right to:

Request corrections to keep it accurate and up to date.
Withdraw consent for future marketing or certain processing (where feasible).

12) Cookies & analytics
We use cookies and similar technologies to operate our site, understand usage, and improve performance. This may include tools such as Squarespace analytics, Google Analytics, and advertising pixels (e.g., Meta). You can adjust cookie settings in your browser. 13) Links to other sites
Our site may link to third-party websites. Their privacy practices are governed by their own policies. We are not responsible for those practices.
14) Children’s privacy
Our services are intended for adults. We do not knowingly collect personal information from minors without appropriate consent from a parent/guardian and only as required for a mortgage transaction.
15) Changes to this Policy
We may update this Policy to reflect changes in our practices or legal requirements. The “Effective date” above shows when it was last updated. Significant changes will be highlighted on our website.
